Four towns that look like one market. They are two.

Caldwell, West Caldwell, North Caldwell and Essex Fells sit in a row along the same road. Buyers treat them as one search. The numbers say they are two very different places, and the line between them is not the one anybody points at.

02Why it is worth your email

You can get the price of a house anywhere. This is the part that costs you money later.

Every listing sheet shows you the annual tax figure, and that figure makes the expensive towns look expensive. Divide the bill by the price and it is the other way round.

  • $2,900 a year

Two houses at $800,000, one in Caldwell Borough and one in West Caldwell. They sell in the same number of days for the same money. The Caldwell Borough one costs roughly $2,900 more every year to own. Over ten years that is $29,000 on a house that cost the same.

  • $480 a foot at the entry end, $395 in the third quarter

If you are buying the smallest quarter of houses here you are paying more per square foot, not less. Most buyers have it backwards.

  • 68% went over the original ask

Under $1M you are bidding. Above $1.5M the market pays asking and not a dollar more. Those need different offers, and most buyers write the same one in both.

03Two buyers, two offers

Same road. Different game depending on your number.

Whether you are looking at $800,000 or $1.5M, the guide is written for you. What changes is how you bid, what the tax bill really costs, and what a house that did not sell is telling you.

Around $800,000

Caldwell Borough · West Caldwell

  • You are bidding. 68% of everything sold in the cluster went over the original ask, and under $1M is where the bidding happens.
  • Two houses, same price, $2,900 a year apart. At $800,000 the tax bill depends on which side of a town line you buy, and the listing sheet will not show you that.
  • Small does not mean cheap. The smallest quarter of houses runs $480 a foot. Step up in size and the price per foot falls.
$1.3M and up

North Caldwell · Essex Fells

  • The market pays asking, and not a dollar more. Above $1.5M there is no bidding war to win. Overpaying here is the mistake, not losing out.
  • The lowest tax on every dollar. $12.73 per $1,000 of price paid in Essex Fells, against $18.35 in Caldwell Borough. The bigger bill on the listing sheet is the smaller one in real terms.
  • A relisted house is a live negotiation. In North Caldwell a house that came back on the market is worth a conversation. The guide shows you how to read one.

04The four towns

One road holds most of it.

Bloomfield Avenue is the spine of the cluster. It is where the history sits, where the shops sit, and where the bus runs. Grover Cleveland was born at 207 Bloomfield Avenue in 1837, the only New Jersey native ever elected president. Caldwell University has been at 120 Bloomfield Avenue since 1939. Every stop on the one seat bus to Port Authority is on the same road.

Grover Cleveland Park is 41.5 acres, laid out by the Olmsted Brothers in 1912, the firm that designed Central Park. It sits in three of these four towns. North Caldwell is the one not in it. Its park is Hilltop Reservation, 284 acres on the Second Watchung Mountain, shared with Cedar Grove and Verona. So North Caldwell faces a different direction, and as the guide shows, a different way of getting to work.

05Why work with me

I did not pull this off a portal.

I pulled 184 closings out of Garden State MLS, matched every one of them to the county assessment records, and then went back four and a half years to look at the listings that failed. That is where the useful part was hiding. Three quarters of the houses that came off the market here never cut the price once. A listing failing in the Caldwells is almost never a pricing correction. It is a seller finding out what the market thinks and leaving rather than answering.

It matters because a relisted house in North Caldwell is a live negotiation and a relisted house in West Caldwell is not. Those towns are four minutes apart and they take two completely different answers. Nobody tells you that, and it is not on the listing sheet.

I am not going to send you listings you can already see. I will tell you which half of this cluster you are shopping in and what that means for the offer you write.

07Meet Nancy

I am Nancy Chu.

I run Nancy Chu Homes out of Keller Williams NJ Metro Group, and I have spent my career on this side of Essex County. I write these guides because the questions people ask me on a first call are almost always the same questions, and almost always the ones the listing sheet does not answer.

09Questions

Before you download

Is this really free?

Yes. Twenty pages, no sign-in, nothing to pay. You give me an email and a phone number and the guide downloads the second you hit the button.

Will you call me?

Not unless you ask. If you want to talk I would like that, and you can reach me on the number at the bottom of this page. Otherwise take the guide and use it.

I am not buying for a year. Is it still useful?

That is who it is written for. Most people who download this are three months to a year out. There is a page at the front telling you which part to read now and which part to come back to.

Which of the four towns is the best one?

That is not a question I can answer for you, and the guide does not try. What it does is show you that the four split into two very different markets, and which one you are shopping in changes the offer you write. The guide does not rate or compare school districts.

Is Essex Fells in here?

Yes, with a caveat I repeat on every page it appears. Only 18 Essex Fells homes sold in the twelve months I measured, so every Essex Fells number is a small sample and I say so each time.
